future. About DWS's Real Estate Division The Real Estate division
of DWS is a full-service Real Estate manager with approximately
$81.3 billion globally and $36.1 billion in the US. DWS Real Estate
acquires and manages investments in individual assets or Real
Estate portfolios on behalf of funds and separate account clients.
The US Real Estate franchise is responsible for the origination,
acquisition, financings, asset management and disposition of Real
Estate assets across the US. The Transaction team leads the firm's
sourcing efforts across all property types: Residential
(Multifamily/Student Housing/Single Family Rentals), Office,
Industrial, Retail & Self-Storage and all risk profiles (Core,
Core+, Value Add & Development). You would be responsible for
supporting senior members of the Transaction team on sourcing,
underwriting, due diligence and closing commercial real estate
investments. Your Key Responsibilities:
- Support Transaction Officers on sourcing, underwriting, due
diligence and closing commercial real estate investments. The team
leads the firm's sourcing efforts across all property types and
risk profiles.
- Provide underwriting support for the Transaction Officers by
reviewing real estate financial statements, rent rolls, and other
reports and preparing valuation models using Microsoft Excel and
Argus to identify new transaction opportunities
- Identify risks and merits of each individual opportunity
through critical thinking skills, research, and team
collaboration
- Coordinate all aspects of transaction execution and deal
closing process, engaging with all key business lines at the firm
including Portfolio Management, Asset Management, Engineering,
Risk
- Management, Research & Strategy and Client Relations, as well
as a team of external consultants and service providers
- Prepare Investment Committee presentations and other critical
documents such as Confidentiality Agreements, Letter of Intents,
Development Term Sheets, and others
- Lead various data analytics projects used by the Transactions
team
- Create and maintain market contacts and relationships across
the real estate industry to help source new acquisition
opportunities with brokers, owners, consultants, partners, and
developers Your Skills & Experience:
- 1-3 years of relevant real estate experience
- Bachelor's degree. Graduate degrees or Real Estate related
Graduate level coursework a plus
- Strong understanding of real estate cash flows, lease
structures and real estate valuation
- High degree of proficiency in Microsoft Excel, Word, and
PowerPoint.
- Argus experience is a plus
- The candidate should feel comfortable working in a team
environment, have an excellent work ethic, be a good multitasker,
and be capable of clearly articulating himself/herself to the
division's Investment Committee
- The candidate must be a self-starter, well organized, detail
oriented and have strong verbal and written communication skills
